The luxury villa market in the Dominican Republic runs on its own rules. The most desirable properties in Cap Cana and Casa de Campo are rarely advertised: they change hands through calls between advisors, wealth managers, and owners who value privacy as much as price. Buying well in this market is not a matter of searching harder — it is a matter of having access.

My practice was built on that access. Years of transactions in Punta Espada, Caleta, the Cap Cana Marina, and the various sectors of Casa de Campo let me present my clients with the full inventory: what is listed, what is quietly available, and what could become available for the right offer. To that I add the fine-grained knowledge that separates a good purchase from an excellent one: which orientations are sheltered from the easterly trade winds, which streets command the best Caribbean views, which construction ages well in a marine climate, and which communities hold their resale value best.

As buyer's representative, my analysis is independent: I study comparables from actual closed sales — not list prices — property history, construction quality, and real operating costs (an 800-square-meter oceanfront villa can run US$150,000 a year in upkeep; knowing that before you make an offer is part of the job). Negotiation proceeds with the composure that comes from good information, and due diligence covers title, permits, easements, and each community's regulations.
