Dominican luxury real estate has entered a new phase. The arrival of brands like St. Regis, Four Seasons, and Ritz-Carlton Reserve on the country's eastern coast validates what regional wealth already knew: few destinations combine Caribbean beaches, direct air connectivity to the Americas and Europe, legal certainty over title, and a tax regime favorable to foreign capital. For the wealth-focused investor, this is a market that deserves serious analysis.

There are three investment theses. The first is ultra-luxury rental income: 4-to-7-bedroom villas in Cap Cana and Casa de Campo operating as boutique hospitality, at rates of US$1,500 to US$5,000 a night, with a demand calendar that runs from November through Easter. Well operated, they generate 4-6% net annually — modest against mass-market vacation rentals, but on an asset that also appreciates and that your family gets to enjoy.

The second is value-add: buying villas that are structurally sound but aesthetically anchored to another decade, renovating them under serious project management, and reselling or renting them repositioned. In Casa de Campo, where mature inventory is abundant and the end buyer pays a premium for a flawless finish, this strategy has generated my clients' best returns. The third is early entry into branded residences: hotel brands bring professional management and a value floor that unbranded product lacks.

My role is to give you access and judgment: which communities hold value and which merely promise it, which list prices admit real negotiation, which rental operators deliver what they project.
